Southeast Fresno has parcels that look like Clovis on a map and are not Clovis on paper. One example from my work: a vacant residential lot of about 41,000 square feet across from Belmont Country Club (93737). It is in Clovis Unified even though the mailing city is Fresno—the kind of school-zone split buyers miss when they filter only for "Clovis." The locator address often shown as 7296 E Belmont is not an official street address; the parcel sits between 7950 and 7902 E Belmont, near N De Wolf.

Lot lines in marketing photos are approximate, and land like this often has no water, sewer, or utilities on day one—buyers should confirm zoning, GIS boundaries, and build feasibility before writing an offer. Fresno buyers routinely choose between mature Fig Garden and Woodward Park streets—with larger lots and tree canopy—and master-planned pockets along Herndon and Clovis Avenue where homes are newer but lots are smaller. Tower District and central Fresno attract buyers who want walkable blocks and historic character, often with renovation budgets baked in.

Southeast and southwest corridors still offer the city's most affordable entry points for first-time buyers, but block-by-block variation is real. A street that feels quiet at noon can sit on a busy connector at rush hour—drive times matter as much as square footage.

Most Fresno households drive. Highway 41 links north Fresno and Clovis to downtown and runs south toward employment along the Kings Canyon corridor. Highway 99 is the north–south spine to Madera, Selma, and regional logistics hubs. Highway 180 heads east toward the Sierra and west toward Kerman and the west side; Highway 168 connects northeast foothill communities.

Before you commit to a neighborhood, test your actual commute at the hours you will drive—not weekend open-house traffic.

Parcel research in Fresno often spans city and county jurisdictions. Use official GIS and assessor data to confirm lot size, zoning, and tax history before you write or accept an offer.

Flood zones, well/septic parcels on county islands, and special assessments can appear even inside city limits—verify early, not after inspection.
